Türkiye'de GYF'lerin geçmişi nedir?
Gayrimenkul Yatırım Fonu, bireysel birikimlerin bir araya getirilmesini ve bu birikimlerin toplu olarak profesyonel yöneticiler tarafından gayrimenkul yatırımlarında değerlendirilmesini sağlayan kurumsal bir yapıdır.
Kuruldan faaliyet izni alan Portföy Yönetim Şirketleri veya Gayrimenkul Portföy Yönetim Şirketleri tarafindan kurulabilirler.
"Süreli” veya "Süresiz” olmak üzere 2 tip fon mevcuttur. Süreli fonlar belirli bir sürenin sonunda tasfiye edilir, süresiz fonlarda ise fon daimidir, ancak yatırımcıların ortak kapatma talebiyle sonlandırılabilir.
Fon, alım satım karı veya kira geliri elde etmek amacıyla; arsa, arazi, konut, ofis, alışveriş merkezi, otel, lojistik merkezi, depo, park, hastane vb. her türlü gayrimenkulü satın alabilir, satabilir, kiralayabilir, kiraya verebilir ve satın almayı veya satmayı vaat edebilir.
SPK denetimi altında ve yasal mevzuata tabi kurallar ışığında faaliyet gösterirler. Fonlar güvenilir ve şeffaf yatırım araçlarıdır.
